Status De Nieuwe Defensie, Utrecht
A completely new residential area is being built on the Merwedekanaal: De Nieuwe Defensie. This is the redevelopment of the former Defence site in Utrecht, a 10-minute walk from Utrecht city centre. A total of approximately 1,000 homes will be built here. Divided into a large number of different types of homes, both for sale and for rent, and equipped with parking garages.
Phase 1 (blocks 1 and 2 - 80 social housing units and 211 owner-occupied homes) has now been completed. Phases 2 and 3 are in full swing. Block 3 is in progress, the shell of block 5 is ready.
Construction
The blocks are built on a combination of prefabricated concrete piles and piles formed in the ground (Olivier piles), which are installed with low vibration. The low-vibration piles are used near the monumental Villa Jongerius, which is also located on the former Defence site.
The basement of block 2 functions as an inner garden for the housing blocks. Two housing blocks are located on the basement. The grid dimensions of the houses are not the same as the grid dimensions in the basement, so these are absorbed by a transfer structure that transfers the load from the walls in the superstructure to the columns in the basement.
